Can't remember the names of the services, but what they do is criminal, as are the unsolicited sales calls from agents.

Wholesaling is non-existent, seller financing is non existent, private hard money lending is called the "grey market" because more often than not it is controlled by semi criminal elements whom you don't want to be involved with, rehab-flipping is almost non existent (compared to the US), the SFH market is very small compared to the amount of apartments and is more often than not exorbitantly expensive,  taxes and regulations are very inhibitive, realtors are less professional and less regulated, transaction costs are very high- In short a totally different market and not one very suited for the small time investor looking to make a full time living. 

Definitely make sure you research "tenant vetting" or "tenant screening" and to @Ken Dayal's point, use a service to check criminal, eviction, and credit history.

Mary Jo, Chris, Heather and everyone starting out, should you still decide to continue I bid you the best of luck in the emotional, social and spiritual struggles that comprise the entirety of buy-and-hold real estate investing.Just in case you are still wondering, while your mileage may vary, my tenants are harmful, suppressive, hypocritical, cultic, meretricious, jargon-spouting, harassive, restrictive, destructive, greedy, mendacious, violent, clueless, mind-numbing, criminal, satanic, spastic, secretive, barratrous, demented, loathsome, crazy, evasive, narrow, splenetic, bilious, belligerent, deceitful, cowardly, malignant, devious, stifling, unethical, opportunistic, uncaring, clumsy, clueless, tasteless, malevolent, avaricious, diseased, unsympathetic, insane, contemptible, self-righteous, dim, self-entitled, dystopic, grim, vengeful, idolatrous, flagrant, self-destructive, controlling, deceptive, illegitimate, brain-damaged, socially poisonous, conspiratorial, manipulative, fraudulent, despicable, weird, imbecilic, libelous, fundamentalist, byzantine, abusive and, to any well-meaning would-be real estate entrepreneur, not good.In other words, if you want to invest, you might want to play eenie-meenie-miney-moe with penny stocks or something.

Whatever attorney you hire will not file the grievance, attorneys are loathe to file grievances against other attorneys unless it is virtually criminal behavior. 

I personally don't accept anyone with a criminal record with crimes against people and/or property.  

Remind them that you do a thorough background check including criminal and eviction so save their money and everyone's time and tell you upfront what you'll find.

I read that both Transunion and Experian do not perform Eviction and criminal checks.

I would also let the responsible tenant know that every adult has to pass a criminal background check and send him the link to pass on to his roommates.
