Don't have experience, but I imagine the easiest things are flooring, paint, and kitchen renov (add some stainless steel appliances, granite counter tops, and cabinets).

Ideally I'd like to put a renter in it - as it is it would net around $200-$250 per month but closer to $400 if/when I spend a few grand on basic renovations (counter top, knock down small section of wall in kitchen, re-tile bathroom.

@Jennifer Robinette That is the problem of most small contractors, they think all clients easily agree on one lumpsum, and the client wouldn't know if they are getting a laminate countertop or granite.

A question I have IRT searching for comps- I understand that your agent can pull Comps from the MLS, or you could even have an appraisal conducted-but does the MLS go into specifics about "granite counter tops, NEW appliances" etc for you to compare this to?

Countertops for longevity  I get granite and  if it is small you can maybe snag a remnant but formica could be fine depending on your tenant pool.

I had to purchase a dishwashing machine that was a fraction of the cost because it was damaged but you couldn't see it since it was a dent that was hidden when you installed it under the countertop
