I need brakes and rear shocks as we speak but that’s another reason I opted to spend a bit more on a tundra.

@Ryan Guffey upon purchase I padded the account with enough to be very comfortable.

I would look into the market or go with a plus account and put this on there where lenders can respond without braking the rules. 

When the day comes bring a pad of paper and a pen jotted down the hammered price and taking notes. 

Make the people driving down your neighborhood that are on  the way to see another rental, put on their brakes to stop and see yours!   

I bought the house anyway because the deal was too good.Now, I've discovered a cement pad in the back yard that was covered with leaves and overgrown grass.
