When I wholesale a property I always include the purchase price, the ARV, Repair estimate, photos, property specs, comps, and video tour of the property.

Here are the specs for the potential properties:List price: $393,000 (I think similar properties are selling closer to $250-260/sqft. based on the work needed)Sqft.: 1381 Beds: 3Baths:1 (we think we would want to eventually put in a half bath if possible)Location: 10 min. to train station, 1 block from golf course, in a family type neighborhood, corner lotHouse: Cape, with fireplace, single car garage, built in 1925.

The answer for you depends upon your specs - your capital reserves, your appetite for risk, your rehab skills, your networking/EQ skills, your data chops, your love of reading and a lot more. 

It could work as a tear down if the price is right and have a spec house built.

@Billy RoweIn some jurisdictions, smoke (& soon to be CO) detectors must be hardwired (we use models with a battery backup as well), so check your state landlord/tenant laws and local building & fire codes.
