Hey There,I'm in the process of closing a new investment triplex in Boston (unit 1- large 3 bed, unit 2- 3 bed, unit 3 - studio) and I'd like to get BP's feedback on what's the best approach to tackle this.I'm planning to upgrade the three oil furnaces to gas (~$20k) and also work on some cosmetic changes and turn a large office on unit 1 into a bedroom.

Below are the detailsProperty 1 - Built 1985 - 2 Bed - 1.5 Bath - 1200 sqft. - Rebuild Cost $174,000 - Annual Premium $387 - Owned in personal name - Row homeProperty 2 - Built 1921 - 4 Bed - 2.0 Bath - 1750 sqft - Rebuilt Cost $335,000 - Annual Premium $627 - Owned in LLC - All brick single family with detatched garageProperty 3 - Built 1910 - 3 bed - 1.0 Bath - 1300 sqft - Rebuild Cost $344,000 - Annual Premium $734 - Owned in LLC - Row homeOther than some obvious difference in size and age and ownership entity...The rebuilt costs that USAA are using seem all over as are the premiums.

Hi Everyone,     This is my first post on this amazing platform, I've been searching and coming back for more and more going on 6 months now and have learned so much while on this journey.I'm looking to start my second direct mail campaign and am going to target Subject To Purchases of SFR specifically this time around and would love some feedback/thoughts on my list.In order to narrow in on good Subject To candidates that I can turn to rentals here are my criteria thus far:- Equity: 5%-25%- Year Built: 2000+- Beds: 3+- Income: <$75,000Does this criteria appear targeted enough?

Here's the situation.. we found a great home which can easily become a 4 bed 4 bath close enough to a college so we can rent out two rooms easily.. we have had a job for two years but the problem is that the house is located an hour away from where we work and our lender says this will not look good to the underwriters especially since we don't make so much there (can't claim tips).
