You can play to that by stressing that you'll be owner occupying as well... that the property will be your "baby"... that the property will be well cared for... that the property will help you out of a tough spot... that the property will help end world hunger... you get the idea.

Also was upfront about when she gets paid, and said she may be late a day or 2 because she gets paid every other friday and may fall on a different fridayCons-didn't want month to month lease because she said the landlord (me :)) can throw her out when she has a baby, I said usually the owner is more comfortable with month to month to get to know the tenant.

Baby steps work for many - but the decision on whether or not to invest in a property should be theirs alone.In my most recent blog I mentioned it specifically that if you can never make your own decisions then maybe Real Estate Investing isn't for you.Lot's of opinions fly around on BP and can blemish the mind of a newbie investor.Anyways, not sure if this is on topic with the thread and don't want to hijack it.

Late night calls, excuses why they can't pay rent, sob stories, tenants fighting other tenants, cops being called, babies flushing diapers down the toilet and flooding, tenants just going MIA, etc.

I have it secured in the basement of my home until we are finished and I take a load to the scrap yard.My son gets to claim and redeem the scrap metal we pull from the properties - it's a tradition that goes back to my youth when the ones in the family too young to work in the family business (fishing) got the scrap metal ... my baby sister once lucked out when we got fouled and broke a blade off a 500# brass propeller and the wheel had to be scrapped.My soon is planning on a new bicycle in the spring :-)
