I'm wondering if your volume and repetition are adequate to give you a good chance.

Make sure they give you an adequate and thorough scope of work before they begin.

Forty years ago or so, we didn't know much about ways to adequately convert basement utility space to functional living space.

And within a reasonable timeframe where the seller avoids foreclosure when the buyer doesn't pay the sellers note, or at least received adequate compensation for the damage to their credit and costs to defend themselves? 

Only issues you would run into: ...you screen bad tenants, they don't pay...government won't evict...you have a short term shark loan and banks won't refi you out in 6 months because the economy has gotten worse (and it likely will) --- make sure you have good credit...you don't have adequate reserves to weather any repairs"Oh, that's a lot!" 

You should absolutely make sure you have more than adequate reserves to make up for any shortage on debt coverage if entertaining one of these.  

Lots of work and hardware costs I wouldn't want with unless you're charging these people adequately for the service and your time.Potential liability concerns aren't sensationalism in this country.
