Hi Travis,A bit of an tangent, but you may want to direct the agent to look into townhouses instead of condominiums.  

We had a similar situation at a condominium in Gainesville where a pipe that broke on the third floor caused damages to the second and first floor units.  

If you are fairly certain he was the one who flushed the aquarium stones (or another member of the household or one of his invitees) then go ahead and invoice him for the repair bill when you prepare your closing report.

You do know there is a difference between household income and personal income right?

I pre-screen my tenants by saying "Total household income has to be 3x rent, no pets, smokers or evictions."

We  have a procedure in place for changing the make-up of the household. 

All of these people need places to live, and lots of these people work blue-collar jobs and make $40-50k per *household*.

(Made up numbers), if you make 60% of the household income, you pay 60% of the household bills (and your GF pays 40%).As a woman, I'm not touching the rest of this with a ten foot pole.

They've given me other reasons to believe they don't know how to handle basic house hold maintenance tasks.
