He doesnt have the same understanding of RE as Dave Ramsey.My conclusion is that Dave Ramsey and Chris Hogan are primarily entertainers with a message that helps many people.

In many markets, the difference in management challenges between C and D class can be big...and lumping them together may lead to the wrong conclusions about C class in those markets.

If it’s the former than the data set may not be indicative or conclusive.

Seems to me that proves the point conclusively (certainly in my case it does), that LLCs amount to little more than a ridiculously expensive false security blanket for wildly overblown risks that can be addressed much more economically and convieniently by other means.Of course if you're seeking affirmation of your choice to utilize something from a class (i.e., many many attorneys) that stands to benefit from it, the answer will always be a fait accompli.

@Steve Morris what factors do you see that lead you to this conclusion?

After many years of investing,  the conclusion is that all my properties are free, as my tenants pay for them.

Higher rental income relative to the property's value means better cash flow and profitability.In conclusion, the VMAR method is a comprehensive approach to research investment real estate markets.

So it's hard to draw any hard and fast conclusions about length of tenancy.

My conclusion is that the people you want to learn from are NOT at those meetings.
