Patience may be needed with boots on the ground hustle... start door knocking! 

We purchased a home and it has been more for the lessons coming from School of Hard Knocks than anything else.

So you call, door knock, mail, talk to the neighbors, etc. 

Look on FB market place, get inside the parks and drive around and knock on doors.  

However, when homes are knocked down and rebuilt, or infilled in existing lots, and most all new construction- they often build 2 stories even if the surrounding neighborhood is primarily one story houses. 

The property is in bad shape (ideally I will knock down and place a new manufacture home) so it is a Cash sale onlyI would need to do a hard money loan to get the property but not sure how to get out of that loan... was wondering if anyone  has refinanced out into construction loan? 

Ideally wait till it is cold and pinch that thang hard so it gets all pokey so that when you show up at their door and knock and they open up, that logo is like pulsating with your hard beat staring right into their eye demanding their attention.

Driving for Dollar and Door Knocking are 2 great strategies many investors have success with.After you wholesale about 5 deals, you have developed the confidence to flip or buy & hold your own deal.

Most people who leave reviews are the ones who have had a negative experience (because of the aforementioned reason about the positive experiences) and 2. there are a lot of people on here who respond to turnkey forums who have absolutely no experience with turnkeys, so I really don't know why they feel inclined to knock it when they don't actually know.

So I want to start door knocking and direct mail messaging.
