The logic is unassailable: if you cause someone significant financial harm for an overriding public reason, you should compensate them.

Owners have to be subjected to "economic harm"https://www.oaklandca.gov/reso...So, the buy outs typically will be more than that.

Foundation repairs vary and the trees may not be damaging the foundation, but you could call and see how much to cut down a tree...if they can cut it low you can just use chemicals to kill the stump and let it rot.

Example:  Property taxes, roof, insurance, closing costs, finance, floors, epa- chemicals/asbestos/etc, etc.

Since they have a dog, I'm worried if the ant traps could harm it. 

So boils down to whats your FICO rating worth to you.. do you want to risk it.. what are your plans in the future will this loan harm you other than fico with DTI   etc..
