I’m not very familiar with Northwest Indiana, do you have any specific towns or neighborhoods I could should start my search with?

My wife and I currently live in Denver but my parents are aging and we will soon move back to my home town just outside of the city.

It all depends on the county’s tax rate, school system, towns budget, land value and acreage, home value etc.

I'm out of town investor, and I purchase a property in Cleveland, signed contract with a GC i meet on here, who was doing a decent job for some time, and I thought it was an honest guy. 

We have watched the growth over each visit, particularly in Oshkosh and surrounding smaller towns. 

In our small town the fire chief will do it.Approach yours & suggest it as a training exercise for their guys.

Not a deal breaker in most cases, but be sure to be aware of this and discuss with your CPA tax implication that your IRA will owe if you decide to go this route.Self-directed 401k on the other hand is exempt from taxes on leveraged real estate, therefore if you are eligible you may want to explore this option.
