Hopefully the owner is a reasonable person and entertains my offer.

(I worked it up using the house flipping calc using 95k ARV)Again, I wouldn't be handling it as a flip- my strategy is to rent it out but I am trying to get "sweat equity" as well and would entertain selling it if the numbers were to good to pass.  

But also, if they're working with an Agent, that has already been discussed and the Agent knows whether or not the seller will entertain it.

It may be worth entertaining short-term or vacation rentals in those areas though.

I drive a lot in my work as an insurance agent (I have customers state-wide) so I find them informative and sometimes entertaining.  

Christy Greene,Before you leave for Dallas I would try to contact the local real estate investment clubs and ask them where is the best rental neighborhoods and where to avoid.Personally,I would look for multi family units near the major universities and biggest employers like the airports and entertainment areas.

I havent entertained the thought of letting someone assume the loan, if possible, I would potentially be willing to look at that.
