I checked out purchasing laundromats, dry cleaners, small restaurants.

They’re always told the cleaner and better smelling it is the less likely another showing will be required blah blah.

Consider also hiring a cleaner to come through once a month paid by you, rather than the guest, so you have eyes to see how the property is and also keeps the place top notch. 

I actually did an ozone machine first, then removed carpet and pad, treated the floor with special enzyme cleaner.

Overall, once you have a good cleaner and a good handyperson in play you are good to go.

If you get pressured into not protecting your assets, you deserve to get taken to the cleaners if things go south.

You still get notified through AirBNB (or whatever) of any guest message, it doesn't go into a vacuum.My favorite part is it integrates natively with AirBNB - so the messages it sends actually go through the AirBNB platform, which IMO both creates a cleaner guest experience and covers your rear in case AirBNB needs to look at the message history to settle a dispute.
