Years ago I did some work with SaskTel downtown and there use to be a pretty good Japanese restaurant just down the street (not something I expected in the middle of the prairie).Looking at what you have posted - and with the caveat that I do not know the market in Regina {property taxes must be low} - my first question is does your figure of $1445/month include: snow removal, lawn care, maintenance reserve (~10% EGR ... which is more like $5500/yr) and property management (say 7-8%)?

A couple of the lease rates are below market rent/sq ft, so while I'd like to bump those up a small amount as they've never been raised, I also don't want to immediately have a bad reputation with those tenants.Suggestions or past experiences?

I would highly suggest you search for a property that is for sale 25-30K below neighborhood market value and buy with as much down payment as possible.

They are all rented and it looks like there could be a decent cashflow from this acquisition however my concern is that when I would try to refinance out to get my cash back, that the appraisal could be lower based on the mobile homes, has anyone faced anything like this before....I know this sounds a bit crazy so any info would be most greatly appreciated and if there is any additional info you need from please let me know thanks
