She had said that you should have the seller write a hardship letter how they can't afford the payments and that they are planning on bankruptcy (more than likely right?)

Usually the agency has to pay for a searcher, but even if they do that portion in-house, just the judgment searches and bankruptcy searches, etc. come at a price to the agency, so they would likely be out of pocket charging only $50, but if someone will do it, that's great!
