I have found some by mistake due to having to dig footers deeper than normal to get to solid ground. 

Should i have a deeper discount on the ask, say 25-30%, or is the deal good enough as-is?  

I think as I really dive into this sector I'll find that I am quite conservative and may never budge from that risk attitude.
