Any time the utilities would be shut off (tenant moving out or nonpayment) the utilities automatically revert to your name instead of being turned off.If they are still in the unit and haven't paid their utilities, you'd post a remedy or quit (or whatever the form is called) and essentially treat it as an eviction.

You've got a general "time is of the essence" provision but then a more specific provision spelling out remedies.

It will kill the head and the spore and clean the area (as an added bonus it will leave your hands soft and looking great :D Thanks P&G).If the mold is too plentiful, you may need to have a remediation company get involved or demo the property.

Per Krs383.570 Prohibited provisions.(1)A rental agreement may not provide that the tenant:(a) Agrees to waive or forego rights or remedies under KRS 383.505 to 383.715;(b)Authorizes any person to confess judgment on a claim arising out of the rental agreement;(c) Agrees to pay the landlord's attorney's fees; or(d) Agrees to the exculpation or limitation of any liability of the landlord arising under law or to indemnify the landlord for that liability or the costs connected therewith.
