I just purchased a 6 bedroom across the street and I'd like to end up with three listings:-9 Bedroom (both properties)-3 Bedroom (original property)-6 Bedroom (new property)I'm looking for tips from anyone that has successfully done this.

I believe it tends to give me a slightly lower return, because the sponsor is going to be more careful, and if there is a severe downturn will prevent me from taking catastrophic losses.

Your strategy may work on a bridge loan, however, you will need to be careful about the balloon payment.

Also any good tips to negotiate the price?

To add to the current scope, we do not care for passive income, nor will we rely on it for at least 5 years, but need to break even or cash-positive at a minimum.

Hi,I am looking for tips or help on what type of property I can lease/buy for a 10 bed RCFE in California Bay Area.

If not, then consider doing the bare minimum to get it rented.The better your property is maintained, the more a tenant is willing to pay, the longer they will stay, and the better they will take care of it (usually).

Any thoughts, tips, suggestions would be greatly appreciated.
