When I say users, there is and always will be those folks that want to get off the grid and haul water as for most of my career I sold dry lots.

They don't have time to take all the clothes out of the drawers or clean it up or haul away the junk cars, or even deal withsemi hoarder issues. 

Do you allow tenants to use finished/semi finished attics for storage? Some of my properties have trusses and no floor space, but a few have old style framing, and floored attics, where the HVAC and water heaters are....

We take photos both prior to move-in and while we are conducting the move-out inspection with the Tenants.Now, if it is a matter of a bit of dust on the baseboards or windows not cleaned, we'll let it slide, but if we need to scrub walls, floors, bathrooms, and haul-away trash, etc. before my crew can paint and affect repairs, we charge the outgoing tenants.

This would only be for people I am close to and for the long haul.

She left all of her crap at the apartment including furniture, food, trash, clothes, kids toys, etc.

It has been a long painful haul to get back on track and things are definitely looking up.

Old toys and baby equipment also have lead on them not just walls.   

They (city council) is always toying with more regulations on vacation rentals like greater restrictions in more residential areas but so far only a few limits have stuck. i.e.

Tenant said he was trying to fish around in pipe also, and found another toy.
