Land is still good price but what about building cost and minimum lot size. 

Now you want to first look at cost/comps.

It costs about $700.

B can cost $30-$50k to setup and furnish from scratch.

This ended up costing me many thousands of dollars more but I didn’t want to hold up the process arguing about it, and since I was new and thought I might be missing some reason a lawyer was needed.

If you got carpentry skills, it doesn't look like it would cost that much to repair.

What is the zoning, what could be built there & would that project be worth the cost of demo of the home if you sold as land.

The submeter is accurate and tracks usage of anything powered on in the unit. 

Because Sellers care about their net proceeds, the amount they are going to walk away with after all the transaction costs have been paid.

The cost wasn't my concern.
