If your finances aren't what's pressing you about getting the rent on the first, then get a software package like rentpost or buildium where you can schedule due dates tenant by tenant and let the software worry about who's late and what the late fees are.

Ottumwa is a big meat packing town, Fairfield is small college town, Riverside has a casino, Amana/Kalona are Amish areas.Biggest issues in that area I would think would be proximity to jobs and meth.

I have learned some really great information and have seen the power of their proprietary software "property Farm" which they say gives you information on real estate gathered fro many different sources and puts information in front of you without having to spend hours hunting around the Internet in places that are difficult to get info from.
