I would have a process that automatically reviews insurance docs and other data subject to automated review to flag mortgages on properties that have been sold "Subject To".2.)

Invest your time in learning (how) or find someone to support you (who) in getting QBO set up and identify automation. 

Any tools out there that could automate the listing description?

If the parties reach an agreement, the note and corresponding mortgage instrument or deed of trust can be created by a real estate attorney or a title company employing a real estate attorney. 

You can automate a search in that criteria and receive notifications when there is a match and you can do you analysis on that. 

I want to be able to keep property information (maintenance, new appliances, paint colors etc), collect rents and have things like late fees automated.   

Then you purchase an app called rental lock Automator from Rboys and it connects to your channel manager.  

They can't afford the automation. 

Our goal is to eventually automate as much as we can but having a hard time finding processes for this industry.
