Better option than TenantCloud (fees up and service down)

Hello

I had researched awhile ago and have been using Tenant cloud for the past few years.  THere were some things that were wonky, but it worked.   Now their subscription fees are going up over 50% and they are changing their rent payment service.  THeir customer support number is never answered and they seem to be fixated on very large people.  Which is fine, but i am not in that realm.

I have 9 units that i manage.   I want to be able to keep property information (maintenance, new appliances, paint colors etc), collect rents and have things like late fees automated.   It is a bonus if there is an integrated way for tenants to send pictures and request repair/maintenance.  Is anyone using something that they love?

Using Rentler for about 2 years now. 7 properties. Customer service by chat highly responsive 9-5 during weekdays. Collects rent, automatically adds late fees. Free for landlords. Tenants can send maintenance requests, but we do not use this function so we're unsure of how it may meet your needs. Otherwise we love Rentler. Best wishes to you.
