Very common among engineers, architects and other academicians.

As an Architect, I deal with contractors a lot, but its always like herding cats.

You really need a good architect to look things over.

I am also an architect. 

I have a simple R2A zone property that we are cramming 3 houses on and it took 19 months start to finish to get it finally approved to were we can hire architect to design and build.. 

My wife is an architect and interior designer in Singapore. so, she is also good in analyzing the property. mostly, we are looking for SFH or small multi-family.

Having said that, I graduated with A piece of paper that says I graduatedA huge network of alumni who are all in the same business as I am (architects, GC's, subs, developers, suppliers, etc)A technical knowledge of the business (Enough to keep me out of trouble, and to know when to consult an attorney, engineer, architect, or more often than not, a veteran tradesman)The network I developed is worth ten-fold the cost of the degree.

I am in the process of working with local Architect/General Contractor in creating preliminary plans for a condo/townhome subdivision in North Phoenix on a R3 lot.

The only exceptions I believe are careers where a degree is legally required to hold a certification (i.e. medical doctor, lawyer, teacher, licensed architect for commercial projects, engineer, etc).Start earning money, not going into debt.
