The fund management and LP reporting experience can be adequately managed through a good fund administrator.

@Steve Jeffries, $5K in credit card debt says that you most likely do not have adequate reserves (unless it's at 0% or some intro rate and you really do have the funds to pay it off).  

If you have a roof that needs to be replaced, parking areas that need to be resurfaced, HVAC systems on life-support, etc. you'll likely have to come out of pocket as your cash-flow wouldn't have yielded adequate reserves.
