College in my opinion is HEAVILY overrated UNLESS you know the field you are going into is high pay and high demand and that in the end you will come out ahead.Sadly many rack up student debt to be doing something ( not saying this is you ) and then switch to something else.

(Horizontal cracks are a big deal, vertical cracks not as much), condition of main beams (if it has wooden structural components, is there wood-destroying insect damage?)

We have a stack of papers on a rack.

So I started racking my brain trying to figure out what I could do.

I used the foam last spring and put down wooden stakes throughout basement and perimeter.

The property is a duplex, which from my estimate; only needs new appliances (washer, dryer, stove, refrig), restoration of front exterior wooden steps, and a new fence around the property for more curb appeal.Looking for thoughts/facts on how to increase value?

Most wannabe investors want to see granite counter tops, wooden flooring and nice appliances, all with a discount so they can get a good deal!

My neighbors have a wooden fence that fell on my property.

So, I am leaning towards having the seller take care of this, however I think given the cost it might be a deal breaker.Another thing is that there a few small piles of Vermiculite in the attic, the rest is on the floor of the attic but does have wooden boards over it.
