You mentioned your first mailing, are you doing yellow letters, or post cards?

I've dropped the price and also called back on some yellow letters I was sent.  

I am about to jump into the "pool" of direct mail marketers...yup, as the distressed property owner sorts through his mail, over the trash can looking for utility bills....and throws away all those yellow letters etc....I'm actually going to spend some hard earned money to be one of those letters....with the hope that someone on my mail list chooses to open the letter, or read the postcard and call me to see if I can help them out of their financial situation.I've asked a lot of questions....watched videos....read articles...and given it a lot of thought.I need a list that I can mail to on a consistent basis..I'm thinking once a month for six months...then move on to a new list.The criteria I plan to use:single family and multi family propertiesowned for at least 10 yearshave a trustees sale notice recorded within the last three monthsMaricopa CountyIs this a perfect list?

IF he has filed a change of address with the post office you will get it mailed back to you from the post office with his new address on a yellow sticker on the outside of the envelope.

For example, companies like oursdon't sent out the old school  yellow letters that say "My wife and I want to $BUY$ your house..." because that's not consistent with our brand image.  

For example, track your mileage when driving for dollars, costs of postage/yellow letters, etc.

If you're doing the yellow letter thing, you don't really need to identify yourself as a niche operator.

I'd imagine if they were not home and they got 8 yellow slips they would likely not pick up the letters from the post office...

I've classified the heat map as dark green = D, light green = C, yellow = B and pink = A.  

Because of this I am hesitant to get started with even putting together a "yellow-letter" and starting a mail campaign.
