All bedrooms are on the 2nd level and there is a big open loft area with windows on 2nd level that's not used much now.

We had a wrap-around deck with ski-slope views, with the same views to be had from most of the windows throughout the house.

I only have one exit/entrance but I have a deck on the second floor unit so I'm thinking I can have a emergency ladder that goes to that from one of the windows.

Most recently, I worked with a client out here in Colorado that let their parade of homes house (from 25 years ago) in a gated community literally fall to pieces; mold between window panes, water infiltrating the kitchen due to lack of roof repair, patio pavers crumbling apart, downspout misplacements that caused water infiltration into the living room....just a mess. 

Even for window AC's, pulling them out and thoroughly washing them at least annually will prolong their life, unless you are buying the very cheapest units.

There's also another CPI report being released next week, and depending on what that says, my prediction could be thrown out the window.

OR spend time making your own PM business and become vertically integrated.

This could be their units smell like smoke too, or they can't open their windows because of the smoker, or cigarette butts in common areas outside because of the smoker...
