If they have lots of addresses in that report, but not on their application - that is a giveaway of an undesirable prospect.

A little bit of research indicated that the reason for this was that anything with fewer than 2-baths was completely undesirable in this area, and next to impossible to sell to a retail buyer.

If you find out you have an undesireable property from a rental perspective then I would consider placing it on the market for sale in order to get something that fits better in your area.

But again I would start with other PM's in the area and ask about your units you may have units that are undesireable and are suffering from rental competition like was mentioned ot you.

The properties look better the closer you get toward 30k but I'm guessing they are all in undesirable locations

If you can't withstand some vacancy then you might be stuck waiting a while.We've had to weed out some undesirable inherited tenants which isn't too big of a deal if you are willing to have a unit vacant for a month or two.
