Having connections just for the sake of connection is always nice, but take a good look at who you know that actually has the solid experience to back you up if you get yourself into a sticky, confusing, and/or otherwise undesirable situation.

So you not only overpaid for what you bought, you most likely bought properties in undesirable areas, made zero profit, and you are saying SF beats MF because of those experiences?

If they have lots of addresses in that report, but not on their application - that is a giveaway of an undesirable prospect.

A little bit of research indicated that the reason for this was that anything with fewer than 2-baths was completely undesirable in this area, and next to impossible to sell to a retail buyer.

If you find out you have an undesireable property from a rental perspective then I would consider placing it on the market for sale in order to get something that fits better in your area.

If a property is under $25k that usually means it's in an undesirable neighborhood.

But again I would start with other PM's in the area and ask about your units you may have units that are undesireable and are suffering from rental competition like was mentioned ot you.

The properties look better the closer you get toward 30k but I'm guessing they are all in undesirable locations

If you can't withstand some vacancy then you might be stuck waiting a while.We've had to weed out some undesirable inherited tenants  which isn't too big of a deal if you are willing to have a unit vacant for a month or two. 

They are very general signs of an undesirable block, although 2 blocks over can be better.
