I had a prospective tenant (traveling nurse) last week who was interested in renting the unit starting in mid-August and I sent her the link to the Avail application.

However, I would look at other options to see if AirBNB will work or Furnished Finder for travel nurses.

I live in the SF Bay Area and have decided to buy my first single-family home.I fully acknowledge and recognize that the SF Bay Area and California (in general) may have some of the worst cash flow numbers in the entire country.I've already traveled to cheaper Midwestern states to look at real estate opportunities, but have decided to invest here in the SF Bay Area as I'm purchasing with the intention of living in it first and foremost, and then renting it out sometime in the near future when I move overseas.I'm looking for anywhere in the Greater Bay Area/Northern California region (even Sacramento & Central Valley is okay) with better than average purchase price to rent ratio, and some appreciation (if possible). 

However, these are on slab foundations - not trailers and meet IRC & building dept regs.

There are a good number or traveling nurses in that area so that can help contribute to a healthy mid-term rental.

During Covid I worked for a Medical Travel company so i would highly suggest with your knowledge to use that in your benefit.

Find a home that enables you to convert an existing space into an ADU, near a level 1 trauma hospital and rent that out to traveling nurses/residents.

I highly recommend travelers.

Because travel nurses are typically on three month contracts, there are only four tenants per year; much less data to keep track of vs.

It's not worth the travel and time to travel to a market to check on a property when your upside is a few extra hundred per month.
