She will lean on her handicap as a way to gain sympathy with the judge. 

I did showings by open house , qualifications were in the ad , but people still tried to play on my sympathy

However, if you saw what they left, you may lose all your sympathy.

I now have no sympathy for A.If B&C have no paper work at all, no deed, no contract, note, security agreement or closing docs, what makes them think they are buying?

It's unfortunate that you don't like your neighbor, but I'm guessing that you lost your sympathy with the zoning board by exaggerating and overstating so much of the case at hand.

So, no sympathy for having to spend time on prospects that don't end up buying. 

I can't offer any advice on how to get out of it, but I can offer mom-sympathy going through all this while pregnant. :-/ At least on the plus side, your memories of this time will be totally hazy in a few years. ;-) Good on you for going after it!

I have absolutely no sympathy for scamming seller financed investors and I use the word "investors" very loosely. 

I'm having trouble finding much sympathy for them beyond the burden of that fine.
