Pro's:- you know what you want, what to ask, where you want to buy,  and the average buyer agents who are not pro Airbnb specialists just do not know how or what to ask as good as you do, they can sometimes get in the way, I get it- you could potentially negotiate a reduction in sales price based upon the amount of the buyer agent commission, - the listing agent could work harder to put the transacation together because they are hogging the entire commission, - seller agents know the motivations of the sellers and you may be more successful uncovering motivation, or seller structuring it to work for both sides more effectively than buyer agent- the closest distance between two points is a straight line, we usually get better results dealing direct as experienced buyers, unless you have a superstar buyer agentCon's: - the listing agent commitment and fiduciary responsibility started with the seller, will they now all of sudden become truly nuetral as transaction broker?

As I see it, the biggest impact is going to be a drop in value in densely populated markets, with a corresponding surge in value for homes within a two-hour drive of those cities.

I've been involved in the Indianapolis and Kansas City markets, which are two very affordable markets, but I can tell you that nothing in an area that you would want to invest is only $40K, especially with the surge in pricing that those markets have undergone the last few years.

There was one stock that announced they are a crypto company and the stock surged 2600 percent in a week !

Probably not even hurricane winds and no significant storm surge.  

Majority of the damage is downed trees and power being out, and the wind and storm surge damage is limited.  

I would think you could put a new facade on the building and update interiors as needed, but I doubt any national tenants will all of a sudden move in, I could be wrong but just my gut.  

So less out whatever I'd get back on that on taxes, but then add in mortgage interest and property expenses, suddenly it's significantly cheaper for me to rent.

The current price of houses in Tomball has already blown up in the past few years, i don't think it can take another sudden jump.I invest in the area, so don't hesitate to get in touch if you'd like to.
