Because the chances of successfully concluding a wholesale transaction when you lack experience, knowledge and capital are so infinitesimally small that you’d be better off playing the lottery.  

Hopefully any BP members in the LA situation can benefit from the thought process.  

Many states have a "reciprocal license" program to simplify the process.

What they’re missing is that they first need to ask “Is my business / investment process scalable?  

I’d reach out to your attorney asap to get the process started.

Taxes, costs, eviction complexity, etc are going to be a much bigger factor in your success than anything else.

I did a test to see interest at $3,000 that got some good candidates, but didn't take them through the whole qualification process because it's not ready to rent yet.
