What started off as primarily a second home with the possibility of short term leasing quickly flipped to a STR first and a second home when not rented because demand is so strong right now for STR's in this area. 

There is no opportunity for her to advance, she is unable to actually help her clients, and she hasn't had a raise in 3 years, where it used to be every year.

There are more factors than just the community (#beds, level of theming, location to the amenities, style of home (single family, townhome, condo) and others) But I would strongly advise to stay within some of the same communities you mentioned like Storey Lake, Windsor Hills, Championsgate and a few others if cash flow is your goal.

Our clients include many out-of-state and international investors.I’d recommend keeping an open mind about exploring opportunities in the surrounding cities near Indianapolis as well.

Over half of my clients are remote Buyers, so I've gone through the STR transition process with lots of investors over the past few years.

Competition remains strong but it doesn't mean your goal is impossible to reach.

As the state capital, it boasts a strong government and military presence, supported by the nearby Air Force Base.
