It's a super affordable real estate market where you can still find deals that hit the 1% rule and positive cash flow/great cap rates.

High interest rates are deal killers IMHO.

Chicago is losing housing stock at an alarming rate. 

I was looking at procuring the flooring from Costco for around $2/sqft and having a local installer put it in, but I should check HD and Lowe's to see what the comparable rates would be.

Typically, you can pick up these homes for far less, and if decorated properly they will book for the same rates or even more than a similar home in the newer resorts.

And, Insurance Rates continue to climb.

While I know Brandon and his team has experience, the going in cap rate is very low for MHP (I was told mid single digit).

Some areas are more expensive than others but those usually tend to have higher appreciation rates.
