I have been working and hoping for 15 years or more where I could get to the point and do these kind of projects and not feeling like I am being irresponsible to my family.  

That was kind of my target at one point too (but that was before I found this new job). 

Kind of like a value add house hack

I'm having a hard time finding any estimating tools for this kind of a project, adding a story and multiple BR/1 BA, and wondered if there were any tools, sites or recommendations any of you have for this kind of a project. 

But I kind of did what you describe..

I'm only guessing.I would think that it would be pretty easy to discern what kind of repair was made.

I understand credit enhancements and additional guarantors are sometimes required but to be unable to cover escrow funds and to give away deal ownership for that service is kind of crazy but back to the main point, the real issue is when the Co-GP is not truthful about their true role or embellishes their portfolio/ unit count. 

It’s always helpful to hear how others structure these kinds of deals, especially with larger properties like mobile home parks.Also, what’s your game plan moving forward?
