It sounds like this is shaping up to be a good investment property, in an area you know well and have observed positive trends in, so if as long as you have a little cash reserve for unexpected expenses (always pays to be prepared for the worst) and you've accounted for all the regular costs, then this may very well be a go!

@Pat Clancy  The condo market in most parts of Boston is, a you've observed, hot.  

Of course there's no reliable way to predict exactly when the market will peak, but there are definitely ways to qualitatively observe the increasing level of market saturation, and thus get a better confidence that we are nearer to the end of the cycle than we are to the middle. 

The fact that people will probably look up a business/investor on google even if they do receive the direct mail is a powerful observation.

As a casual observer of the commercial side I've noticed some big portfolios (or at least big by my opinion) coming up for sale.

Just my observations.    

I have a coworker (remote ) and relative who lives in Columbus  advising that the multi unit property market is much better than where I am and  after doing some research, I actually observed some affordable duplexes or more units.

I drive through that area every day and from personal observation, I would not consider it to be a B area.
