I think out of state investors are much better off with B-Class than C-Class as it's a smoother ride.

Your doing an FHA loan but buying it pretty well so you will have some level of equity to ride this Nashville wave for the next 5-7 years.  

Looks like we will probably need to ride this out for a year or so and then look at refi again with a lender that will borrow on investment property.

They are the only game in town and will protect each other to protect their power and free ride off the taxpayers.

On just about any other deal we like to buy with 10-12 yr non-recourse fnma debt in order to have the flexibility to ride out a downturn as all the very experienced people are always telling me.  

Bottom line is there is always tenants who are late on rent, or ride it all the way out to court, then start the process over the following month.

I totally understand what you are saying about slow and steady wins the race... but right now, riding the appreciating housing market is the way to go.
