Photos were great, and we got a renter quickly at a higher rent. 

Terminate the lease, clean the place up, and find a new renter. 

We were trusting the PM with finding the renters/applicants.

Since RN per diems (in KS, MO) is running about $57/hour ($9200/month on 8 hours and 5 days/week) I'm curious to learn what other MTR landlords are earning on their multi family or sfh rentals for this renter avatar.Thanks everyone.

It is my opinion that renters and (Landlord owned) ice makers do not mix- unless you want to pay for a lot of repairs.

There is always room to add another property and make a decent return, but it requires enough knowledge/experience to create a rental that is unique enough to attract renters away from the competition.

We had them contact their renters insurance company.

Lots of great advice here @Lance Turner.I would second @Bruce Woodruff's comment about making sure the LT renter understands that you will have a bunch of transient guests coming and going.

If the PITI plus expenses are being covered by the renter and you can get most/all of your cash back, hold it.
