Then to reinforce it, after we go through all of that and each of the additional forms required by the state (smoke detector, lead paint, insurance, etc) I have a quick 1 page recap that I review with the tenant.

I think you have to watch chimneys on SFR, soft story buildings like dingbats that have not been reinforced, and liquification areas. 

I have also been involved in several remodels where the contractor did not reinforce the floor.... added a HUGE island to the kitchen with stone countertops... and the floor BOW / CRACK under the pressure!

That will reinforce your request for a postponement.

I keep getting my initial perception reinforced that everyone does things their own way for their own reasons.
