Need Help Quick
I am new to this site but I hope someone can help. I am a homebuilder getting into foreclosure investing. I have a good real estate background so I know the ins and outs of searching title, liens, etc. I have found an absolute homerun of a deal. THe property is owned by a guy I went to High School with turns out. It was also previously owned by the brother of the girl I am currenty building a house for. That being the case I have the skinny on condition, etc. Well he owes 65,000 and it sold for 84,000 to him 4 years ago. It is probably worth at least 115,000 on the low side. He hasnt tried to sell with an agent even with all that equity so he must not know that is an option. Well here is the delima. I want to make him a cash offer tomorrow and delay the foreclosure sale because the sale is on 2-14-08. Any advice on how to delay the process. Who do I call and say hey we have made a deal. Any help would be great.
