I am humbly of the opinion that the Sun Belt is entering a phase of more moderate growth and that the 'Rust Belt of Old' is the next region up to bat. 

I want to develop my sales skills to negotiate better deals.

I would talk to some lenders  getting land loans and development loans with no experience is next to impossible starting out..

I still think developing good relationships with brokers is the best way and will get you the best results quicker than going direct to seller. 

You'll meet a bunch of fellow capital region investors and people who can help.

Maybe attend a chamber of commerce meeting and ask around where development will start.
