The house needs everything: Roof, gutters, siding (asbestos shingles nailed over older cedar shingles), drainage abatement, rehabbed bath, total kitchen, replaced flooring (half), refinished flooring (other half), back steps, total landscape, HVAC (old furnace is missing), insulation (2" in attic; none elsewhere) additional electrical circuits, plumbing includes iron pipes, interior trim and paint.

Handyman is giving me a quote to replace tub and surround still not sure why replacement is recommended we re finished tub last year and surround needs to be replaced in any event.

I think Owens-Corning has a full refinishing system they offer, which also includes drywall, electrical, etc.

I would say it depends on just how "move-in ready" you are expecting.If someone is sitting on a property that is in relatively good repair overall, with the exception of some paint, flooring, and minor kitchen updates (countertop replacement/cabinet refinishing) for example, as a result of inheritance or a property that may be more of an afterthought for whatever reason, then perhaps through direct mail you may uncover a handful of decent leads/deals whose owners haven't necessarily yet put the wheels in motion to get rid of a property that they may consider selling once they are given a slight nudge.

I am afraid my deal is too thin, my budget is $50k for kitchen , 2 bathrooms, deck, refinish floor, whole house painting, simple landscaping, new furnace and water heater, and some electrical and plumbing work.

That's why I like to avoid those expenses as much as possible and prefer to put in upgrades that will increase rents or lower vacancies-new kitchens, baths, refinished floors etc.

. $1500 Total.I pay for water and trash, should cash flow about $500 a month after expenses.My strategy is to fully rehab both units, replace some damaged hardwood, refinish it all, upstairs bath and kitchen were totally gutted, and will be refinished and tiled.

If a home has been refinished/remodeled so that floors gleam, paint is beautiful, etc. a non-staged home can look very inviting but even then it would probably be at least partially staged.
