I prioritize appreciation, tax benefits (rental property expenses, depreciation), ability to use leverage, and passing on generational wealth with real estate. 

Unless you have the ability to grow your portfolio to probably 7+ doors, you’re never going to positively cash flow.

Can you PROVE that the landscaping increases rents of ability to rent? 

There are situations where it is more beneficial to end the current lease and start a new one (ability to change lease terms, rent amount etc), and there are situations where it makes more sense to just do an addendum.

It's education, resources, ability to talk to Pace and his team in zooms, as well as put you in a community of like minded people, also the amount of opportunity within the community is endless. 

I believe transparency and integrity are the foundations of any good business, and it's refreshing to see others are aligned with that mindset and practice as well.
