What do you mean my underwriting is optimistic?

Long term, the demographic growth (demand) and the lack of supply in these markets has many investors very optimistic.

Just hope they're an optimist not a pessimist. 

I am being optimistic that closing would be quick but finding the right property and actually closing might actually take some time so that's a great reminder.Also great point about not worrying about interest rates for now.

@Paxton CorwinDepending on the age of the house I’d adjust capex up a bit. 5% is a bit optimistic if it isn’t a new build.

This was my first foray into the real estate market.I think I was a little too optimistic with this house, it’s old, I had gotten it down from initial asking of $280.

I have a demo scheduled for tomorrow, but I'm really interested in actual experiences from our area - I've seen good reviews in Chicago and a few other areas, and I'm optimistic, but I'd rather not be their guinea pig here without knowing it :)
