Piece of advice - when I started I wish I would have focused on my multifamily niche/expertise from day one vs trying to be the agent for everyone (flippers, STR buyers, land, etc).

We would likely take 2 years to rehab since this is our first one. 

I also did a 1031 exchange from a different property that gave me a bunch of cash for one of these purchases. 

I have one market I'm highly excited about at this moment.

Personally, I use pooled accounts: one for all rents and property expenses*, one for Security Deposits.
