Whenever I read investor posts about unit count goals and utilizing section 8 rentals as the vehicle to scale a portfolio it loosely translates to buying real estate without paying attention to the fundamentals in the markets where they invest.

This may or may not get their attention.  

But the stuff that gets the most attention is exactly what you describe - the 10% that is flashy and promises quick wealth. 

The time spent trying to generate attention to your site would probably be worth just spending the money to air bnb to avoid the headache but that's just my two cents.

Once you highlight a couple of locations, pay attention to active inventory in the areas by going to listing sites and checking out properties for sale.

A few things i've considered doing next is finding a quadplex, investing in an RV park, investing in medical offices.What should I do next?

We now budget for vacations, home improvements, car savings, medical savings, Christmas fund, etc... 

Second step is to post the notice - this often gets their attention and prompts communication as we tape it on their front door.
