First, accept the premise that partnerships rarely work.

This means a lot of units are sitting, and we're seeing a lot of price reductions, lower offers being accepted, sellers willing to help cover buyer closing costs, etc. 

You can do a requested search and pay the exchange fee, normally $219, and it will search an area for a precise time period and it will alert you when they find one and you can accept that resort or not.  

Probably wouldn't put it all into DSTs but like it as a plan B if we don't find enough acceptable direct investment options. 

For example, I mention that every adult must pay a $30 application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.

@Chris Seveney I was a Transactional Lender, single closings, buyers lender accepted seller carry back.

We accept cash, credit, check at any time of the month, for any period of time.  

I'm not confident that a seller financing offer will be accepted enough to be really understood without some preparation. 

@Chris Seveney Thank you for your comment, the Seller offered cash for keys (don't know the amount) but the tenant hasn't been willing to accept anything.

That being said ( and I will be interested to hear from some of the larger syndication groups ), I have found larger check writers (family offices hedge funds pref equity groups etc) often want some element of control and higher returns for their investment and so perhaps that is why larger operators accept smaller checks too.
