At the end of the day you are not going to get enough income to justify all the headache and extra funds you must layout. 10kish, furniture 24-hour security system, yard maintenance etc.  

I have done one SP case in my entire 50 years and I won.. but let me lay out the details of how and why.1.

Has local channels, and with the Roku remote it is pretty simple and intuitive to find what you need. 

Under 10 min drive to Montclair State University, Upper Montclair NJ Transit station and close to route 3/garden state parkway intersection in a great kid-friendly neighborhood.With 4 bed and 1.5 bath the current layout is ideal for a family.

Low rents could indicate that renters don't like the layout, although there are many reasons for low rents, conditions, and bad management will also lead to low rents. if you like it and its cash flows make an offer that you can't pass up and see what happens.  

If the properties have no loan it may seem counter intuitive but get a cash out on them.

another maybe odd thing i worry about is it's a bit in the country, with 4 doors right next to each other i worry the tenants could fight, drama, drug deals, noise complaints, i have no idea but it just seems a bit strange. the layout just seems very conducive to drama, 4 door out front literally spaced ten ft apart with nothing else directly around and one big parking lot out front.another concern i have is, i understand there are laws limiting how many people can be in apt. these being 1 bed 1 bath, thats room for what 1 couple, and one child at most?

Buying a property you use has a lot more considerations, like does it have a fireplace, is the layout what you like, where will your sectional fit. 

Be honest about comparable locations, layout AND decor/amenities you would furnish it with when you're comparing the pricing.
